Finding Motivated Sellers

Today marks my first experience in working with a motivated homeowner.  Although I’ve gotten good deals by using a real estate agent, I now see how better deals can be made by working with the owner directly.

It all started two weeks ago when I began marketing to foreclosure owners and calling FSBO (For Sale By Owner) signs.  Last week I sent approximately 15 postcards to owners in foreclosure, with no response as of yet.  However, I called a FSBO sign last week and got a quick response!  I met with the owner today.  I must say it was an exciting experience!  Why?  Because although the seller and I didn’t agree on price, the terms we’re completely negotiable.  I finally experienced what is was like to have total flexibility in negotiating a sale.  In fact, I wouldn’t of had to worry about using bank financing or a real estate agent.  

I’m sure there are many of you who have experience in working with motivated sellers.  I’d love to hear your success stories, or even some helpful advice in this type of investing.  Please feel free to post a comment.
